Garden City Planning and Zoning Synopsis Jan. 5, 2022

 

A Public Hearing was held on the Agenda Items where everyone could have a 2 minute input.

Then the Public Hearing was closed and the Agenda was followed for the evening.

#3. The 5 lot subdivision on 250 So on SR 30 was approved with the condition that the CC & R’s be put on the plat along with the location of the fire hydrant.

#4. The rezone and conceptual for Sun Resort at 1859 So. on SR 30 was discussed. The comparison to either 480 RV lots with their own community amenities and a seasonal plan was compared to leaving the area as residential and potentially ending up with 250 year round homes and possibly 20,000 inhabitants made for a lively discussion. The Commission voted to not accept the change in zoning at this time. The Sun Resort will need to come again and present a letter from UDOT stating their approval of ingress, egress, and turning lanes. A density study will also need to be presented.

#5. Discussion was held on Blue Vista Hills for Phase 1 of 80 Town homes.

#6. Preliminary Plat for Water’s Edge located behind Cody’s was discussed and passed.

#7. A 7 lot subdivision on Buttercup Lane was discussed and passed.

#8. Discussion of Phase 5 at Waterdance on 1st West passed.

#9. Conditional Use Permit for a shop and employee housing on 3rd West for KOA passed.

#10, #11, & #12 Improved wording in the ordinances.

#13 Nomination for Chair and Vice-Chair.
