Oct. 5, 2022 Garden City Planning and Zoning

P & Z Discussed Osprey Heights and the issues they have with the plat as outlined. Originally platted about 15 years ago and approved, but not developed, the plans are trying to come into compliance. They are dedicating land for the continuance of Paradise Parkway. They were encouraged to come next month to the planning and zoning meeting to discuss changes.

A question arose as to the necessity of open spaces that are required for every development. Who maintains open spaces after the HOA dissolves. P & Z will check other places to see how they address this problem.

Bear Lake Vista came in for Final Approval on Phase 1. There were questions about the fire hydrants. They were asked to come back next month with an improved plat.

2nd North PUD by Mark Smoot phase 2 was approved.

Elk’s Ridge (The Fell area), is struggling to build a road to City Standards. They have met with planning committee for suggestions. They will go to the variance board for approval.
